About the brand × suburb

About Braemar heaters in Norwood

Norwood is one of the trickier suburbs in Adelaide to run a ducted gas heater in, and Braemar happens to be the brand most commonly fighting that battle. Walk down William Street, Beulah Road or the back streets off The Parade and you're looking at bluestone and sandstone cottages built in the late 1800s — thick walls, tall ceilings, original fireplaces, and absolutely no provision for forced-air ducting.

When ducted heating came in as a retrofit — mostly in the big push between 2000 and 2015 — Braemar TQM5 and TQM5HV units became the default choice across the suburb. Seeley International is an Adelaide company and installers defaulted to their stock. The TQM5 is compact, serviceable, and the 5-star rating was a selling point at the time. The problem isn't the heater — it's the installation environment.

Flues got run up through disused chimney stacks. Return-air grilles got squeezed into hallway ceilings that weren't designed for them. Flex duct got threaded through roof cavities inches deep in blown-in insulation. All of that is legal and functional when it's done right, but 15-20 years on it's where most of the Norwood Braemar problems start. We service these every week — we know where to look.

What goes wrong

Common Braemar issues we see in Norwood

After hundreds of Norwood Braemar callouts, the same four or five faults make up the bulk of what we fix.

  • Flame sensor failure on TQM5 / TQM5HV — by far the most common. Heater fires, runs 5-10 seconds, locks out. Worse in Norwood because long retrofit flue runs mean combustion quality drifts faster. Clean or replace the flame rod — $189-$229 fitted.
  • Retrofit flue blockage or separation — chimney-stack flue runs collect bird nests, mortar debris and sometimes separate at the joins. We inspect the full flue path on every service.
  • Fan motor capacitor failure — TQM5 capacitors bake in Norwood's tile-roof ceiling cavities over summer. Symptom: burner fires but indoor fan hums or never starts. $189-$209 fitted.
  • Undersized return air — if the original installer squeezed the return into a hallway ceiling that's too small, the unit overheats and shuts down on the overheat stat. We measure and can fix.
  • Gas valve sticking on older TQM4 / TG — random no-fire days on pre-2008 units. Replacement valve $389-$489 fitted.

FAQ

Braemar in Norwood — frequently asked

Yes — it's most of our Norwood work. TQM5 and TQM4 units were a common retrofit into Norwood cottages between 2000 and 2015. We know the flue challenges, the undersized return-air issues, and we carry flame sensors, capacitors and ignition controls in the van. Service is $199 for ducted, $149 wall.
That's the classic flame sensor failure on the TQM5. The flame rod gets coated with combustion residue and stops detecting flame. In Norwood's older homes with long retrofit flue runs it happens faster because combustion quality drifts. Clean or replace the flame rod — $189-$229 fitted, usually same visit.
Yes. A fair number of Norwood retrofits ran the flue up through a disused chimney stack. We inspect the full flue path on every service, check for bird nests and mortar debris, and flag compliance concerns in writing. If the flue isn't to AS/NZS 5601 we'll tell you — and quote the fix upfront.
Usually within 60-90 minutes during business hours. Norwood 5067 is one of our most-worked postcodes — we're there most days in winter. Book before 10am and same-day is standard.
